Raw Water

All new developments in Greeley must set aside, or dedicate, raw water (water in its natural, untreated state) to the city. This commitment is necessary to ensure the city meets the demand of additional customers. Learn more about how the raw water ordinance can be met.

Water Dedication Options

Meeting water dedication requirements:

  1. By dedicating certain water shares (see below)
  2. By dedicating raw water credits associated with the Terry Ranch Water Supply Project
  3. Or by a cash-in-lieu payment

The city will accept water shares from:

  • Greeley Loveland System (Greeley-Loveland, Lake Loveland, or Seven Lakes)
  • Colorado-Big Thompson (C-BT)
  • Greeley Irrigation Company (GIC or Ditch No.3) – For Non-Potable Use Only

PLEASE NOTE: Water rights purchased from other farms not directly associated with proposed developments cannot be accepted unless they are Colorado-Big Thompson (C-BT) units.

Raw Water Dedication March 2022

Water shares are due at the final plat. Cash-in-lieu or credits from the Terry Ranch project must accompany the appropriate building permits. The water dedication credit is final and cannot transfer after it attaches to the property.

To begin the dedication process:

  1. Email Water & Sewer Development Review at WSDevelopmentReview@Greeleygov.com with proposed development plans and information on how the raw water demand will be met.
  2. Our team will reach out with next steps and the required ordinances and restrictions for new developments.

Requirements for Single-Family Residential Development

New residential developments must supply three acre-feet of raw water for every acre of land in the development.

Requirements for Commercial and Multi-family Residential Development

Commercial development must supply raw water rights in proportion to how much water the project will require annually. These will be calculated based on the type of business, the business area's square footage and the landscape type. The number of units and landscaping determine the rights needed for multi-family developments.
